Ben, this is a wonderful commentary and so true. A trend in Florida local government is including in local land development codes/ordinances a requirement that developers conduct meetings with the "affected parties" or "abutting property owners" prior to site plan submittal or plat submittal, etc.... The idea is that these mandated community meetings should help to pave the way for a smooth approval process. However I understand that some developers resent this requirement and it is likely that imposing such a requirement is not permissible so some of these provisions are being contested. As a practical matter, I think some preliminary (even if informal) work with the neighboring community goes a long way towards preventing the NIMBY attitude and heated, frustrating, long meetings before the approving entity (council/commission/agency). Thank you for your great work - I will continue to follow.
